In this third volume of The Design Edition, we find ourselves on the windswept western coast of Naxos—at Plaka, where rolling dunes and endless sea horizons inspire a quieter kind of architecture. At Ammothines Cycladic Suites design is deeply rooted in its setting—crafted with restraint, shaped by light, and guided by a profound respect for nature.
This is Greek design in dialogue with the land: honest, elemental, and soulfully slow.
Ammothines is not just a destination—it is a place crafted, not built. Set on the edge of the Natura-protected dunes of southern Naxos, it reflects a philosophy of architecture that listens to the land and responds with honesty, restraint, and quiet soul.
The architectural language of Ammothines speaks in soft tones: sculpted Cycladic arches, curved thresholds, and local white marble evoke a serene, organic minimalism. The buildings rise lightly from the earth, clad in natural stone and gentle textures, allowing wind and sunlight to filter through the space. Each of the 15 Ammothines Suites is designed as a retreat for the senses. From the hand-crafted marble sinks and sand-toned built-in beds, to the private terraces overlooking the Aegean Sea, every element reflects a visual narrative of calm, tactility, and connection.
This is design not as spectacle, but as sensibility—where elegance is achieved through balance, not excess. Natural materials, cross-ventilation, soft neutral palettes, and bespoke handmade details together create a living, breathing space. The architecture exists in dialogue with the natural world and the cultural memory of the island. It's where tradition meets contemporary ingenuity—rooted in marble, stone, and Cycladic light.

The recent Emotions Travel Show in Madrid reaffirmed what we at Square Lime have long believed: in a world of uncertainty, sameness, and oversaturation, genuine connection, local roots, and purposeful design are not luxuries—they are necessities.
While the event brought encouraging engagement and high-quality buyers, industry-wide concerns echoed across meetings:

π¬π· Naxos - Strong growth across almost all markets, with notable increases from the US (+30%), UK (+15%), Germany (+15%), and Canada (+15%). Even traditionally quieter markets like Israel are rising. Slight drop in average stay (from 4.8 to 4.6 nights) suggests higher booking volume with shorter visits. πΈ Square Lime in Action: We’re leveraging this momentum with high-end experience upselling and targeted campaigns that tap into Naxos’ authentic charm.
π¬π· Mykonos - Mixed signals: double-digit drops from Germany, France, and the UK, partly offset by strong demand from Israel (+25%) and the US (+15%). Average stay increased slightly (from 3.5 to 3.7 nights). πΈ SL Strategy at Work: Pivot to international luxury markets with smart yielding and strong partnerships, including focus markets like Australia, Brazil, and India. Key presence at Luxperience Australia in 2024, returning in 2025 to strengthen our global footprint.
π¬π· Santorini - Demand falling across most European and international markets, with sharp declines from France (-30%), Italy (-25%), and Canada (-20%). Only Israel shows growth (+30%). Average stay dropped from 3 to 2.7 nights. πΈ SL Direction: Brand repositioning needed – focus on thematic and experiential tourism, off-season offers, and emerging non-European markets.
π¬π· Paros - Stable in European markets, with solid growth from the US (+20%) and Australia (+10%). A drop from France (-15%) is worth watching. Visitor loyalty remains strong. πΈ What Works: Promoting Paros as a serene, authentic alternative to Mykonos – especially appealing to the US market.
π¬π· Athens - Mild but steady demand increase: US (+5%), Italy (+5%), and Israel (+10%). Average stay up (from 3 to 3.2 nights), showing deeper engagement and growing appeal beyond just a stopover. Shoulder-season interest is also rising. πΈ Our Focus: Positioning Athens as a premium year-round city break with strong cultural, culinary, and experiential depth – as both a standalone destination and gateway to the islands.
We left Emotions Travel Show Madrid with something stronger than a good feeling—we left with proof of purpose. The challenges are real, but so is the opportunity.

Mixed Performance in the Cyclades
The Cyclades have delivered a "two-speed" performance this year, with Mykonos and Santorini seeing dips in both occupancy (down by 5% to 15%) and average daily rates (ADR down by 5% to 20%). Despite these figures, Square Lime’s properties on these islands managed to hold strong, matching last year’s high performance. This resilience reflects our commitment to adapting to shifting market conditions and ensuring our properties thrive, even in challenging environments.
Growth Despite Rising Competition
Beyond Mykonos and Santorini, we’re witnessing a unique trend in other destinations where Square Lime operates, including Crete, the Peloponnese, and Athens. While tourist arrivals have risen, a surge in short-term rentals has increased competition, putting pressure on many hotels' occupancy and revenue. However, Square Lime continues to outperform, achieving a record-breaking year with occupancy increases ranging from 5% to 25%. Athens, in particular, has shown growth in both occupancy and ADR, with increases of 5% to 10%.
How did we do it? By focusing on direct bookings, which now account for up to 85% of our reservations in some properties. This targeted strategy not only boosts occupancy but also strengthens profitability, allowing us to maintain our leadership in boutique hospitality.
Challenges on the Horizon: What’s Shaping the Market?
Of course, no season is without its challenges. Ongoing geopolitical conflicts, inflationary pressures, the upcoming U.S. elections, and large-scale events like Euro 2024 and the Olympics have all played a role in shaping market conditions. The typically busy summer months of July and August showed signs of fatigue, but the spring and autumn periods—May, June, September, and October—are shaping up to be quite promising. September and October, in particular, are showing strong early signs, although a dip in last-minute bookings suggests some caution may be warranted.
A Sustainable Future for Hospitality
Sustainability is more than just a buzzword at Square Lime; it's a strategic priority. Echoing the Prime Minister’s speech at TIF, the Square Lime CEO, Mr. Vasilis Lapanaitis, emphasized the need for bold initiatives that focus on sustainability, stronger connections with local communities, and delivering authentic experiences to today’s travelers. He also addressed the ongoing challenges with ancillary revenue, such as dining services, which have seen a 10% to 20% decrease. To address this, we’re rethinking our product offerings to better cater to the growing demand for sustainable and experiential services.
What Lies Ahead for 2025?
Looking to 2025, pricing strategy will be a critical focus for the entire tourism sector. The global landscape is changing, with geopolitical instability and economic uncertainty influencing travel demand. Europe, in particular, is facing economic challenges that could affect consumer spending power, while new destinations such as Montenegro and Albania are emerging as competitors in the region. Additionally, the upcoming U.S. elections could bring shifts that impact international travel.
But at Square Lime, we remain optimistic and adaptable. We’re already planning for the future by expanding our sales operations and increasing participation in international trade shows. Markets like Australia and Asia are high on our radar for growth potential, and we’re committed to strengthening our presence in these emerging regions.
